About the Position:

The Asset Manager, is an integral role within the Asset Management Team, that reports into the Vice President of Investment Finance and Asset Management. This role is responsible for   of a dedicated portfolio of multi-family properties managed by the Equiton Group of companies

This position will collaborate with various teams including Investments, Property Management & Operations, Legal, Marketing and Accounting to deliver strategic analysis while applying best practices in all Equiton financial reporting. 

 

Key Functions and Responsibilities:

  • Assistance with formulating annual business plans for the multifamily portfolio by establishing revenue, expenses, NOI and other key financial and operational targets
  • Reviews monthly property management and other property level financial reports. 
  • Monitors, and reports on the portfolio's performance against budget and investment proforma by analyzing monthly operating and income statements, researching and taking appropriate actions to address variances, managing and monitoring cash flow, and preparing monthly and quarterly client portfolio/performance reports, and monitoring capital & unit renovation projects.
  • Report significant activity including occupancy, capital programs, development progress, financial performance and any other items of note.
  • Working alongside Operational Team to determine leasing strategies and revenue management system. Supported by market-based comparables and competitive information.
  • Involvement with Equiton’s ESG and data monitoring/reporting
  • Identified value maximization opportunities throughout the portfolio and develop execution plan with operations team
  • Attend property tours on a regular basis with team members, each property should be visited, at minimum, once per quarter.
  • Ad hoc requests from Executive Team

Required Skills and Abilities: 

  • Proven strategic analysis, high attention to detail and commitment to accuracy
  • Excellent organization, prioritizing and problem-solving skills
  • Strong written and verbal communication skills
  • Ambition and the desire to learn and continue to grow
  • Flexibility, and the ability to manage changing priorities
  • Excellent interpersonal and communication skills (verbal and written)

Education and Experience:

  • Bachelor’s degree in Business, Finance or related field of study
  • 3-5 years’ experience in the Asset Management Sector
  • Familiarity with multi-family industry is an asset
  • Understand of IFRS, GAAP and auditing standards
  • Proficient in Microsoft Office Suite and accounting software
  • Experienced in the due diligence and M&A
